1bdrm House in Ivan Estate, Mbezi for Rent
Five "Houses for a ruble" that can be rented right now
A manor in the Moscow region, a gate in St. Petersburg and a house from Turgenev's novel - all these old buildings can be rented under the House for a Ruble program, restored and made there a cafe, shop, hotel or something else. Strelka Mag talks about current lots and how to get them on preferential terms.
“A house for a ruble” is the name given to several programs for the preservation of architectural monuments in different cities of Russia. Their essence lies in the fact that investors can rent or even buy a dilapidated old house on favorable terms. In exchange, they undertake to renovate the building.
Typically, the implementation of a program consists of the following stages. The city is putting up for auction a non-residential building that has architectural value and is in disrepair. The winner of the auction enters into a 49-year lease. In the first seven years, he undertakes to carry out the restoration of the building. During the work, the investor pays the rent based on the results of the auction. After th 1bdrm House in Ivan Estate, Mbezi for Rent e completion of the restoration, he can use the building for commercial purposes and at the same time pay rent at the rate of a ruble per year.
Usually, city administrations announce in advance the list of buildings included in the preferential program and announce auctions. Strelka Mag has selected 5 houses that can be saved on favorable terms.
The program "Rent of a monument for 1 ruble" in St. Petersburg was adopted in 2018. The first auction took place quite recently - September 12, 2019. Two objects were put up for auction: the mansion-office of the Kolobovs on the Petrogradskaya side and the Aleksandrovskie gates of the Okhta gunpowder factories. The first building found its owner, but the gate of 1806, located on the bank of the Okhta, was of no use to anyone.
A few days after the first auction, the city authorities again put this cultural heritage site up for auction. They are scheduled for October 13th. The starting rental price is six thousand rubles per month. The new owner will be required to renovate the buildings in seven years, two of which are designed for the development of project documentation. After that, the investor will pay one ruble per square meter per year.
The Pskov version of "Houses for the ruble" turned out to be the most convenient from the point of view of information retrieval. All monumental buildings that can be rented right now on preferential terms are collected in one list on the website of the regional committee for the protection of cultural heritage sites.
It also lists buildings that can be bought for a ruble in exchange for restoration over the same seven years. There are three buildings for sale, all of them are located nearby and actually belong to the same architectural complex: the House of the Leader of the Nobility, the Menshikov Chambers and the House of Marina Mnishek. You can discuss the purchase of one of these buildings - or all at once - with employees of the Pskov Region State Committee for Property Relations.
It is curious that the wife of False Dmitry Marina Mnishek has never been to Pskov and, accordingly, never appeared in the aforementioned palace. Nevertheless, Pskov was really under her personal subordination, and the legend about her visit to the city was invented in the 19th century.

A year ago, the city of Oryol launched its preferential lease program for damaged monuments. Soon after the start of the program, the city authorities published a list of 11 objects: these are ten former residential buildings and a historic fire station building. One of them has already received a new owner, the rest will be put up for auction.
In particular, the list of emergency monuments includes the so-called "House of Liza Kalitina". It is believed that a girl lived in this house in the 19th century, who became the prototype of the heroine of Turgenev's novel "The Noble Nest", who decided to go to the monastery of her own free will.
As in other cases, information about the auction for the preferential rent of this house will appear in the corresponding section of the city administration website. The conditions are the same: tendering, seven years of repair, fee - 1 ruble per year.
The program of preferential lease of destroyed monuments in the Moscow region is called "Manors of the Moscow Region". It has existed since 2013, during this ti
